Roof
A roof is a
covering on the top part of a building; a roof can be flat or slop at an angle.
The roof
plays a very import part of the building structure, it protects the content of
the
Building
from natural effects of weather and also elements found in the environment. The
roof
can be made
of many materials base on the region or country you reside ; these materials
can
Range from
metal, wood, concrete, glass etc. The function of the roof can be determine by the Materials
used to create the type of roof and these materials helps in the life span
of the roof.
This article will focus mainly on slab roof (Concrete) and also pattern roof (wood)
used in our region.
 Let’s start with
the concrete Slab roof; this type of roof is made with concrete and steel. This
roof has various advantages has compared to the pattern roof. These advantages
include; stand up well when exposed to heavy winds, good load resistance (base
on thickness of the slab), not easily damage by pressure washing or object that
falls on it, Good heat resistance and Have good life span. Concrete Slab roof
can also cost less compared to Pattern roofing that is made of wood and
shingles in our region. I could find many other advantages of the concrete slab
roof, but let us switch our focus to the pattern roof (wood). This type of roof
also has some advantage that the Concrete slab roof doesn’t 'have. Well, the
first of these include; aesthetical pleasing to the eye, the different slops
and angles prevents water soaking in roof, environmentally friendly base on the
roof members or material used, cost effective, does not trap heat or hold heat
and also Light weight. Now, let’s go
into the roofing materials that are used to make some beautiful roofs.
 The roofing
materials include lumber, ply board, felt, gutters, shingles (wood, metal, asphalt,
Ceramics), tiles,
metal sheeting, nail , screws and straps.
All these material or some are used
to make
different variation of roofs in the construction of roofs. Some types of roof
are gable,
hip, shed
roof, gambrel roof , intersecting roof, mansard roof and butterfly roof. These
roof types
can be
combine to create many roof patterns , hence
we use the term "pattern roof"
in the construction
of roofs on homes and buildings.
Roofs
contain various members that are common to all roof construction; these members
are rafters,trusses,ridges,facia,plates,purlin,
beams and all of these members come to together to form the
roofing
structure or skeleton of the roof frame or framing. In general a
roof is
needed for all building structure to exist as a home or space to occupy.
Also another
aspect of roof or roofing that is important is the life span of the roof.
The life span
of a roof depends on the material that is used to make this roof. Life spans
of roof can
range from 15- 50 years . However, the life span of the roof can increase base
on the
roofing materials used to make your roof. Another thing I have not mentioned is
the type of covering used (tiles, shingles, metal); Roof tiles used are; Slate,
Plain Tiles, Pantiles and Roman Tiles. For shingles these include;
Wood Shingles,
Asphalt Shingles, Fiberglass Shingles, Slate Shingles and Solar Roof Shingles.
For Metal roofing you have Vertical Seam Panels, Zinc, Modular Press-formed
panels and Modular Press-formed Granular Coated.
So, your roof
says allot about your home.

How to choose the Best tile for your home Ceramic tiles are very beautiful and also have a desirable surface. These tiles is strong, colorfast, easy to clean, and flame-resistant, no conduction of heat or electricity, Hygienic, does not absorb odors or emit hazardous chemicals, it won’t expand/swell or shrink in extreme temperatures. These tiles are mostly imported from Spain, Italy and are made around the world. When buying tiles (Ceramic or Porcelain) there some pointers that you may want to consider, if the tile is to be used outdoors, look for weatherproof tiles. It it’s to be used outdoors and you’re going to walk on it, Take it a step further and buy a slip-resistant tile. If you find just the right tile but its not slip-resistant, not to worry — slip resistance materials can be added to improve the tile. Another Major pointer is the size of the tile; if you have large area you could choose large tiles, this will reduce cost in some instances when tiling is being done. Also don't forget your tile thickness , this can either prevent you from losing tiles due to breakage or even when tiles are laid they can even crack when objects falls on them; if they are not properly laid with tin set on your floor. If the tile is to be used on a kitchen counter, find one that is not only glazed but also scratch-resistant.You won’t want to use it as a cutting board, but it should be durable enough that you can set pots and pans and cooking utensils on it. OK then, so you don’t have to be an expert to select the right tile for the right application, but keep these pointers in mind, costly choices might be eliminated. Go to a tile dealer they will also provide with good options. Then you can leave the rest up to us to make your home a beautiful place to come visit. How do I measure my room or area to find out the size and the number of tile needed? 1. Measuring an area or room you first will need a tape measure that has inches and feet. 2. The second factor to note that room size is measured with length and width. 3. Once you measure the length and width. You then would then multiply the L*W (length * width) to give the total square feet of area. eg. 12*12 = 144 sq. ft. (square feet) 4. Then you will measure your tile, the tiles are measured in inches. So you will need to find the area of 1 tile. e.g . you use the formula L(12)*W(12) = 17 inch * 17 inch = square inch. However you will need to find square area. 12 inches make = 1 ft > 1 * 1 = 1 square ft 17 inch / 12 = 1.41 ft > 1.41 *1.41 = 1.99 square ft area total tile needed = total square ft of room / total square ft of tile So , you need any help give me a call.... are leave your comment....

A window is opening in the wall or roof
of a building that has a frame which is fitted with glass or
transparent material in a frame to let
light, air, objects and allow for seeing through.
A window can be a fixed or movable and
is base on the application or location of the window.
The types of windows used in homes or
on buildings are; Fixed, Single-hung sash, Double-hung sash,
Horizontal sliding sash , Casement ,
Awning , Hopper,Tilt and slide ,
Tilt and turn, Jalousie Window-louvered
, Clerestory , Skylight - A roof window and bay window.
These are some the major windows used
in the construction field or used in architectural
drawings for homes and building.
Windows play a very important role in the development of a well
design building, that's why many
architects or designers place major emphasis on the type
of window and the amount window added
to a structure.
In the matter of light or illuminating
your home or structure ,
it is recommended by me or others to
have more windows in your home to let the light in.
However, if your windows/window are
placed at an incorrect location of your building this
can prevent daylight light from
entering the structure. This is a factor that affect many homes that
is design by Architects/Draftsman in
our region and clients in many cases are affected by
bad designs that is used for their
building. A general guide for placing windows/window
in a structure is to use the sun rise
and sun set (the sun rise due east and set due west)
to guide you in placing your windows on
the structure.The building orientation can also affect
lighting and also where the building is
located too can affect lighting e.g if your in the
city or the in country where theirs
allot of trees etc.
Moving from lighting to the function of
windows/window in your home.
These function is easy as 1,2,3 ....
well they are day-lighting ,ventilation ,
Aesthetic features, Act as a barrier
and opening just to name a few.
Window has different sizes for
different location for your home and sizes can vary
base on the clients request for window
size. However, their are some standard
recommendation that can be used such as;
Bathrooms; 2 feet by 1 , 2 feet
by 2 , 2 feet by 3 etc. Generally bathrooms window size start at 2ft.
Living Room; 3ft by 4 feet to
6ft by 6ft.
Bedroom; 2ft by 3 ft on the
smaller side to 4 by 5 feet on the larger side and this can vary base
on the size of the room.
Dining room windows; 3ft by 4
ft to 6ft by 5 ft feet and this can vary base on the size of your
area.
Garages and Basements; 3ft to 4
ft and this also vary base on size of unit.
Do remember these are just
recommendation of sizes that can be used ,
a developer or architect can play with
window sizes to make a space more
comfortable or attractive that is base
on the client request.

An estimates
does carry the same approach as the quoted the scripture above.
A building
estimate is an approximate calculation, projection of a quantity base on research
facts that
is value,
number, quantity , materials, labor ,
etc. A building estimates is good whenever you start a construction project
that is govern by a budget or when your barrowing a loan from a financial
institution. Some advantages of doing a building estimate is;
1. Save
money and time - Doing a building estimate prevents you from buying un-necessary
items.
2. Provides
you with the knowledge of the probable costs associated in order to gain financial
commitment.
3. Help in
budgeting or budget control.
4. It
provides information to the contractor, architect, or engineer of the cost of
the project and what you need.
There are
also other advantages of doing an estimates but I am just mentioning the main
ones.
Many times
in Jamaica or within building construction field a estimates is required,
However

give you the total sq. ft.
You will
then divide total sq. ft. of wall /350 sq. ft. this will give
You the
total gallon needed. Also you should remove total open
Spaces from
total sq. ft. of wall before you start the calculation.

Drafting and
House Plan in Jamaica
Architecture
encompasses three main aspects these are Aesthetic, function and durability (How
strong) or Architecture is both the process and product of planning, designing,
and construction, usually of buildings and other physical structures (Definition
taken from Wikipedia). Well, in terms of designing an architect would want his/her
self-attached to a type of theory or type of architecture. In our modern stage
of architecture there has being allot of great architects that has made great
impact to architecture; some namely Frank Lloyd Wright, Louis Sullivan and
Ludwig Mies van der Rohe. You may say why I have chosen these 3 persons, mainly
because of how they have impacted the modernist approach of architecture.
In our time
of architecture or the study of architecture we have adapted some of
the legends
way of designing in the past and used their approaches to develop new concepts
or projects. Having, said all that. How has the Caribbean or Jamaican
architecture learned from this?
A comment
made by one of our prominent persons in our society has state that our
buildings in Jamaica
is like a colossal
disgrace. Well, he was speaking in reference to the building Aesthetics and
function.
I do agree
with him, however we can be assured that we have done well in providing well-built
structural buildings. My take on this as an Architect, is that I do stick with
the 3 main ingredients that make up architecture. Aesthetic, function and
durability; These 3 should be found in a house plan, drafting or design plan of
a building. Case example, I have seen many buildings being erected in Jamaica
and all of these buildings has in common is square box approach. The designers
or draftsman or woman has no sense of approach of designing a beautiful building
that represents the client’s life style.
I must agree
that we have not set any standards in the architecture industry in Jamaica
That the new
designers or new architects can follow to improve the way we design and build.
What I hate
about our architects is that they have no sense of design or approach to
designing.
Why I say
that.... Jamaica is Tropical Island and our main material for construction is
steel and concrete.
One factor
when designing a building is the environment; Many Jamaican can attest that
during the
day and
night their homes is very hot. This is cause by how your home was design by the
Architect;
is your home
has allot of open space , windows door ways to allow air to pass through your
home. Another, factor the orientation (direction of something) of the building;
is your building being oriented to where there is a high flow air coming from
the mountain side, the sea or where there is allot of trees.?
Leaving from
heat to light; I also hate how buildings that is being design in our country
Having lot
of closed spaces and little openings for natural light to come in.
I have seen
and experience living in a house that has little windows, large spaces and during
the day its dark inside. Not cool at
all, JPS is now smiling at this situation. If you living a house or
Unit why
can't the natural light be illuminating your space? This is a question I need
to ask designers or Architects in our region.....

 Buying building/Hardware materials in
Jamaica can be something very interesting.
Why? you have several hardware that
will be found your area and all has different prices
for the same product. Like for example?
1 Ton of steel will cost $100,000, you go to the next its $90,000 Ja
or $88,000 at another. The best choice would be the cheaper hardware.
That's good; however you have to do
price hunting to get the lower cost and you have be going up
and down to different hardware to find
the best price. Another factor that will affect your choice
is the distance of the Hardware away
from you. If you don't have a transportation you most
Likely will go to the Hardware that is
closer you and of such you will pay more. My advice to anyone is to
go far to the wholesaler of the goods and they will give you the
items at a cheaper cost than the hardware will give you. However, you
will need connections with that company. Sorry to say that’s how
Jamaica works. I really, would not want to go down that road of the unbalance society we have.
When buying material it's best to buy
once not twice; Why? the next time you go to the Hardware
you will pay a Higher cost and this is
not smart at all. Another way to save some money in your pocket; is
to Shop when their is a clearance sale or in December period when
Hardware’s wants to clear inventory. Also, do remember that when
you find a good supplier of materials don't switch, Because they can
provide you with discounts that others will not give you because your
a loyal customer.
Who provide the cheaper Materials?
Well, I could give some. However, with the information I have provide
you, it will allow you to find one in one call.
What if I can not buy in a large
volume? Well, take the Jamaican advice "One one cocoa full
basket". What's this.. well you can go to your local hardware
and make an agreement to pay-down on your materials just like hire
purchase. This helps when you don't have allot of cash or you can
even Join a partner in your community or even make up a family
partner, it helps allot.

How to register
your land for a title in Jamaica?
It is very
difficult to register land title in Jamaica. Much or less to even get
land to purchase.
There is too
much process to get a land fully documented in your name and also
there is problem of
finding lands
that has title to purchase. This is a challenge that is faced by
middle class workers
Who need land to
buy to start a home. Lets not debate this issue, However I have done
some research on the land title registration. You can also call the
land Agency in your parish or region.

Before
registering a land title in Jamaica you first would need to
contact a land
lawyer or a lawyer who is verse in land dealings and you will need
the assistance of a land surveyor. Below is some information that
will help you in your process.
1.The first
step taken would be to fill out a form at the Land agency : The
Registration of Titles Act and sign by the applicant.

2. A written
statement confirmed by oath by the applicant to prove possession.
3. A written
statement/oath to prove ownership from two persons who have known the
land for at
least 30
years and in cases where the applicant has no documentary proof of
ownership,
showing title
for himself and predecessors in title for 40 years.
4. The current
certificate of payment of Property Tax.(Tax receipts)
5. Survey
pre-checked diagram - The diagram is done by a surveyor(Registered
Surveyor).
6. Proof of
Ownership eg. 6. Receipt, Conveyance, Probate, Certificate of
Compliance under the Facilities for Titles Act.
7. Applications
otherwise by Plan must provide a description of the land so to show
identification of location of the parcel of land by of a land mark
and this must state the names of which the property is known. The
description must state the distances along each boundary and the
compass direction of each boundary line, the names of the abutting
properties, the names of adjoining owners, and where the abutting
land is registered land, the title reference for the property. The
land surveyor report or diagram will provide all these details for
you.

Buying or trying to build your home can be costly in Jamaica or anywhere in the world. However, there’re many institutions that provide many suggested ways to reduce the cost for construction; but It seems not to work. Also, many construction companies in Jamaica are reluctant to build homes for a lesser cost or they state that it would not be profitable to build homes that are less than say 3 million and the current market price for homes are at an average 6 million and above for 1 - 2 bedroom homes. The question many have or may have asked "Can minimum wage workers afford these valued homes?" The answer would be No. So, why then can developers be more innovative to come up with more cost effective ways or methods of building homes at a lesser cost to live? In USA, Architects are working or prevailing in methods to reduce cost of homes and making it safer for living. However, Jamaica is a third world country and not a first world country base on economic, size and production. Why is it that we on a hold try to be more valiant to find new methods to build homes for everyone in our country? Nufield Services or Floyd Bromfield is out on a venture to find out how can we build homes for the future at a lesser cost that is strong, safe, comfortable and livable.
